Get Your Cash OfferHickman County sits on Middle Tennessee's Highland Rim, cut by the Duck River and the Piney River, with a mix of row-crop bottomland, cattle pasture, and timbered ridges. It has historically been one of the more agricultural, less-developed counties still within commuting distance of Nashville.
Nashville's continued growth has pushed land buyers further out the Highway 100 and Highway 7 corridors into Hickman County, looking for acreage still priced well under closer-in Williamson or Maury County land. Local demand comes from cattle producers, hunters — the county's hardwood ridges support strong whitetail deer and turkey populations — and hobby-farm buyers drawn to Duck River and Piney River frontage.
A real written number on your ground — no waiting on a Nashville-commuter buyer's financing to fall through.
Keep more of what your Duck River or Piney River acreage is worth. No agent commission, no listing costs.
Overgrown, landlocked, tax-delinquent, or already timber-cut — we buy it exactly as it sits.
Row-crop and hay bottomland along the Duck River — in production, rented out, or idle since the last season.
Fenced grazing ground across the county's rolling Highland Rim hills, with or without barns, ponds, or working pens.
Ridge timber and back acreage that holds deer and turkey — standing timber or already cut.
Homestead-ready tracts near Centerville and Bon Aqua, with or without improvements.
Family ground split among heirs, still in probate, or never formally deeded out. We've worked through it before.
Back taxes owed, liens outstanding, or a parcel that's become a burden — we can close around it.
Current Hickman County land listings show an average asking price of roughly $7,555-$11,823 per acre for farmland, and a median of about $14,199 per acre across all listed acreage (LandSearch/Land.com aggregated listing data, September 2026). Treat those as listing prices — not an appraisal, and not an assessor figure.
That sits above the Tennessee statewide farmland average of roughly $6,150 per acre (regional ag-econ survey convention applied statewide via industry aggregator StateCalc, 2026). The premium is largely explained by Hickman County's position inside Nashville's exurban commuter shed along Highway 100 — the same dynamic that has pushed land values up faster in Middle Tennessee counties within about an hour of downtown Nashville than in counties further out.
What that means for you as a seller: the spread between a low ridge-timber tract and river-frontage bottomland in this county is wide, and county averages won't tell you where your parcel falls. Road access, water frontage, and timber value move the number more than acreage alone. Use the land value calculator for a free county-adjusted estimate.
Tennessee sales typically use a general warranty deed, which warrants clear title back through the full chain of ownership. Special or quitclaim deeds show up in specific situations like estate or divorce transfers.
Tennessee allows both attorney-conducted and title-company closings. Many rural counties, Hickman included, still see land deals close through a local closing attorney.
PlaceAcre closes in as little as 7-14 days once title is clear. A traditional financed sale typically takes 45-60+ days.
By wire or cashier's check at closing, through the title company or closing attorney's escrow account.
Tennessee charges a realty transfer recordation tax of $0.37 per $100 of consideration, paid by the grantee/buyer and collected by the county Register of Deeds (Tenn. Code Ann. § 67-4-409). PlaceAcre covers standard closing costs on its own cash offers.

Hickman County was established in December 1807 and named for Edwin Hickman, a surveyor killed by a Native American war party near present-day Centerville in 1791.
The county's first seat was the river town of Vernon, on the Piney River. When the seat moved to Centerville in 1823, locals loyal to Vernon were so bitter that someone dismantled the old log courthouse in the middle of the night and hauled it — court records and all — to Centerville.
Comedian Sarah Ophelia Colley, known worldwide as "Minnie Pearl" of the Grand Ole Opry, grew up in Centerville and made the real Hickman County rail switch "Grinders Switch" famous in her routines for decades.
The historic Natchez Trace — the 444-mile wilderness road settlers traveled between Nashville and Natchez, Mississippi — crossed Hickman County at a ferry and Indian trading post on the Duck River. Today's Natchez Trace Parkway, a National Scenic Byway, still runs through the county.
