Get Your Cash OfferBell County sits in Kentucky's far southeastern corner, ringed by Pine Mountain and Cumberland Mountain, with the Cumberland River's Yellow Creek and Clear Fork watersheds cutting through steep hollows and ridgelines. Cumberland Gap National Historical Park anchors the county's southern edge at the point where Kentucky, Virginia, and Tennessee converge.
Much of the county's land carries a coal-era legacy — surface and mineral rights are frequently split across separate owners, a common and normal situation in Appalachian Kentucky that we're experienced in navigating. Demand also comes from hunting and recreational buyers drawn to the Cumberland Gap region, and from families who've inherited mountain acreage but no longer live nearby.
A real written number on your Bell County acreage — mountain terrain, timber, road frontage, and whether the minerals convey are all factored in. No lowball games.
No agent commission, no listing costs, no repair requests. PlaceAcre covers standard closing costs on our cash purchases.
Steep mountain terrain, split surface and mineral rights, hard-to-access hollows — the exact situations that stall an MLS listing are the ones we buy as-is.
Five, ten, forty acres tucked back in a hollow or running up a ridge — the size and terrain most buyers skip and we buy regularly.
If the coal or minerals were sold off generations ago, that's fine. We evaluate and close on severed-estate parcels all the time.
Whitetail, turkey, and bear country with cover, water, and ridge access — leased or unleased.
Mountain acreage passed down through heirs who've moved away, including tracts still working through probate or never formally deeded out.
Standing hardwood on steep ground, cut-over timberland, and everything in between.
Empty lots in and around Pineville, Middlesboro, and the smaller communities — back taxes handled at closing.
Kentucky's Appalachian-region farm real estate averaged $5,600 per acre in 2026, up 2.2% from 2025, while pasture land averaged $4,050 per acre, up 3.8% (USDA NASS Land Values 2026 Summary, released July 31, 2026).
Read those numbers carefully: they are Kentucky state-level averages for the Appalachian economic region. USDA does not publish county-level land values, and Bell County's steep mountain terrain — much of it timbered hillside rather than tillable cropland or open pasture — means actual per-acre values for a given parcel can vary significantly from the state average. Treat these figures as directional context, not a specific appraisal.
What actually drives a Bell County number is access, slope, timber, frontage, and whether the mineral estate conveys with the surface. Want a starting estimate before you talk to anyone? Try our Land Value Calculator.
Kentucky sales typically use a General Warranty Deed, which conveys full warranty of title from seller to buyer.
Kentucky closings are commonly handled by a licensed real estate attorney or title company — an attorney-involved closing state in practice, though not a strict requirement statewide.
Cash sales can close in as little as 2-3 weeks once title work is complete.
Funds are disbursed via wire transfer or certified check at closing, along with payment of Kentucky's deed transfer tax ($0.50 per $500 of value, paid at recording).

"I inherited land I'd never even seen in person. They made it simple to sell without ever having to drive out there myself."

"No realtor wanted to touch my land because of the old mineral split. PlaceAcre didn't blink."
— Roger M., Pineville-area landowner
Bell County was formed in 1867 from parts of Harlan and Knox counties, originally recorded as "Josh Bell County" after Kentucky politician Joshua Fry Bell.
The county seat began life as "Cumberland Ford," a shallow river crossing on the Wilderness Road used by Daniel Boone and generations of pioneers heading through the Cumberland Gap. It was renamed Pineville in 1870.
Middlesboro, the county's largest city, is one of only a few U.S. towns built inside a confirmed meteorite impact crater. The roughly 300-million-year-old, three-mile-wide Middlesboro Basin wasn't scientifically confirmed as an impact site until 1966, when geophysicist Robert Dietz found shatter cones in the local sandstone.
Cumberland Gap National Historical Park, established in 1955 after a movement dating back to the 1920s, preserves the mountain pass that an estimated 200,000-300,000 settlers used to cross the Appalachians in the late 1700s and early 1800s.
